295 Himrod St #3B, Private Bed/Bath, Easy Commute

My two roommates are graduating in December and I am looking for subletters to fill their rooms in my Bushwick apartment from mid January through the end of July 2025. There is a potential for the lease to be renewed beyond that, though I graduate my... masters program in May and may move once the lease expires.

Both bedrooms have a private bathroom, hardwood floors, central AC/heating units, and open-able windows. The attached photos and videos are from last year, when I had just moved into the apartment, but the floorplan is the same.

BEDROOM/BATHROOM 1: The room is in a private corner of the apartment and features A/C, a beautiful view of the street and neighborhood, and ample room for a twin XL bed, desk, and other storage. The attached bathroom has a toilet and shower. Seeking rent of around $1300 a month (electric/internet utilities not included though they rarely exceed $120/month) though I am willing to negotiate.

BEDROOM/BATHROOM 2: The room is in the middle of the apartment, with a window facing the neighboring building, and does not share a wall with either of the other bedrooms. It is slightly larger than the first bedroom and thus has ample room for furniture. The attached bathroom has doors both into the main hallway and into the bedroom, and has a toilet, shower/bathtub combo, sink, and an under-sink storage drawer. Seeking rent of around $1500/month (electric/internet utilities not included though they rarely exceed $120/month) though I am willing to negotiate.

The apartment as a whole has a dishwasher, a communal kitchen (with an electric stove/oven, air fryer, microwave, etc.), a furnished living/eating area (a couch that folds out into a full-sized bed, a TV, and a kitchen island), and laundry access in the basement of the building. It is a two minute walk to the DeKalb Ave L train subway station, and it is only a 20 minute commute to campus. It also has two bodegas and a grocery store steps away, and the local Bushwick area has tons of popular restaurants/shops/cafes. Given that the apartment is on the top floor of the building (the third floor, only a two flight walk up), the ceilings are high and spacious. The building was recently renovated and most other tenants in the building (six units total) are of college age. We also have high speed Verizon Fios internet.
